People have realised that there is a passive income to be made out of renting out their spare room or their vacation home, and especially with the ongoing COVID-19 pandemic preventing much overseas travel, more and more people are opting to go on a staycation rather than a vacation. However, when you are competing against 650,000 hosts across the world and more than seven million listings, how do you make sure that your listing stands out? A lot of it is to do with the listing and making sure it shows your property off in the very best possible light. Here, we look at some of the things that you can do to improve your Airbnb listing.

Create The Perfect Title

You have just fifty characters to make your mark, so use them wisely. Try to use the full amount, as it does appear that the Airbnb algorithm favors longer titles over shorter ones. Focus particularly on the first three or four words, as when people are quickly scrolling or browsing through listings, this is the first thing that they will see. Highlight the best feature or amenity that your rental has.

Also, consider changing the title on a regular basis. Just like Google, Airbnb likes things to be regularly updated and changed, and this will help to bring it higher up the listings.

Focus On The Photos

Good quality photos that really show off your property are essential. Make sure that they highlight the main features and the decor and that when you take the photos, the property is clean, tidy and uncluttered. If you have any personal belongings such as family photos, move them. Your guests want to see it depersonalized.

 Make sure that you also add copy to your photos. If you have posted a view of the outside, tell them what they can see out of the window. Tell them about how powerful your shower is or how comfy the beds are. Draw their attention to the little details that can really make or break a stay.

Tell Them About the Security Features You Have In Place

Your guests want to know that they are safe and secure when they or their belonging are in your property. Tell them whether you have alarms, whether you have implemented noise monitoring for airbnb, or have CCTV covering their cars. If they feel safe and secure, they are more likely to make a booking.

Respond To Reviews

By responding to any reviews left by guests, it shows that you are a dedicated host. Highlight the positives in any reviews, and respond with grace to any negative reviews and show that you have taken them on board and made any necessary changes and improvements. You don’t have to respond to every single review, but try to do at least two-thirds of them.
